ADU planning guide
ADU Plans vs. Custom ADU Design in Los Angeles
A pre-drawn ADU plan can look like the fast answer, but Los Angeles properties usually do not get harder because the floor plan looked bad on paper. They get harder because access, utilities, privacy, slope, drainage, trees, garage condition, or the reviewing authority were treated like details after the plan was chosen. The better path depends on whether the property is simple enough for a standard plan or specific enough to need custom design from the start.

1. A standard plan helps most when the site is actually simple
Current LADBS guidance says the ADU Standard Plan Program can shorten plan-check review and help permits move faster. That can be useful when the homeowner wants a straightforward layout and the property is not fighting back with unusual access, slope, privacy, garage, or utility problems. A flat backyard with clean side-yard access and a clear utility path is a better candidate for a standard plan than a tight lot where every inch matters.

2. A standard plan still has to be fitted to the property
LADBS also says a standard-plan permit submittal still needs a completed application, the approved stamped plan, and site-specific drawings showing how that plan will sit on the lot. The department still reviews zoning and foundation fit before issuing the permit. For homeowners, the practical takeaway is simple: a pre-approved plan does not answer where the sewer runs, whether the foundation works, how setbacks play out on the real lot, whether a garage should stay or go, or how neighbors and privacy affect the layout.

3. Custom design usually wins when the lot has real constraints
Custom design is often the more honest path when the site is narrow, sloped, irregular, tree-heavy, privacy-sensitive, or dependent on an attached addition or garage conversion. It is also worth considering when the ADU needs to solve a specific use case, like aging-family living, stronger rental separation, a better courtyard relationship, or a layout that protects light and quiet in both the main house and the new unit.

4. The cheaper-looking plan can become the more expensive detour
A stock plan may look cheaper at the first conversation, but redesign after utility discoveries, permit comments, foundation changes, or privacy conflicts can erase that advantage fast. This is where homeowners should compare cost in context: not just the price of the drawings, but the chance of rework, wasted permit effort, and a layout that never fit the lot well in the first place.

5. Start with how the ADU should live, not just how fast it can be drawn
A family suite, long-term rental, guest house, and work-from-home retreat do not ask the same things from a floor plan. Entry sequence, noise, bathroom privacy, kitchen size, storage, outdoor connection, and separation from the main house matter more than many homeowners expect. A standard plan can be enough when those needs are basic. Custom design becomes more valuable when household flow and privacy are part of the reason for building the ADU at all.

6. What to send before choosing plans
Send the property address, street and backyard photos, garage photos if relevant, rough size goals, intended use, any survey or sketch you already have, and your main concerns about access, utilities, slope, drainage, trees, privacy, and jurisdiction. That gives a design-build team enough context to tell you whether a standard plan, a modified plan, or a fully custom design path is the better first move.

Questions homeowners ask
Quick answers before the evaluation.
Are pre-approved ADU plans automatically permit-ready for any Los Angeles property?
No. Current LADBS guidance says the plan still has to be adapted to the site, and the City still reviews property-specific items such as zoning and foundation requirements before issuing the permit.
Is custom ADU design always slower or more expensive?
Not always. On a constrained lot, custom design can avoid redesign, permit friction, and construction compromises that make the supposedly cheaper path more expensive later.
Can a standard ADU plan still be customized?
Sometimes, yes, but within limits. LADBS notes that many pre-approved standard plans allow some options or minor adjustments, but they are not a blank canvas for every property condition or layout goal.
What is the best first step before paying for ADU plans?
Start with a property evaluation. The address, lot conditions, intended use, and permit path should shape the plan choice before you commit to standard or custom drawings.
